Site Location

The Proposal

Nightingale Land intends to submit an outline planning application to Warrington Borough Council later this year. The application will seek permission in principle for up to 55 homes and approval of the site access. Other design details would be decided at a later stage through separate planning applications.

The illustrative layout shows how the development could look. The key elements of the scheme include:

  • Up to 55 new homes to help meet local housing needs;

  • A mix of house types and sizes to suit different households;

  • 45% of the homes delivered will be affordable housing for local people;

  • New walking and cycling links connecting the development to the travel network;

  • Public open space, including a children’s play area; and

  • Sustainable drainage to manage water effectively and safeguard the development and nearby properties from flooding.

This consultation will help shape the final plans. We would welcome your comments by 10 October 2025.

All feedback will be reviewed in line with national and local guidance and will inform our Statement of Community Involvement, which will be included within the outline planning application, to be submitted later this year.

Once the application has been submitted and validated by Warrington Borough Council, you will also be able to comment directly via their Public Access website.
